Overview

Renovations are about respecting what's already there while bringing it up to how people actually live today. We open up cramped layouts, modernize systems, and refresh finishes — all without losing the character that made you buy the house in the first place.

  • Whole-home renovations and partial refreshes
  • Layout reworks, wall removals, and ceiling raises

How We Work

OurProcess.

  1. 01

    Conditions Assessment

We walk the house with you — top to bottom — and flag what's worth keeping, what's worth fixing, and what really needs to go. No scare tactics, no upsells.

  2. 02

    Phasing & Pricing

Renovations almost always involve trade-offs between scope, schedule, and budget. We give you options in writing so you can make decisions with real numbers.

  3. 03

    Execute

Permits, demo, rough-in, finishes — same crew throughout. We sequence work so you can keep living in the house as long as it's safe and reasonable.

  4. 04

    Hand-Off & Warranty

Punch list, written warranty, and a relationship that doesn't end at the final invoice. Most of our work comes from past clients calling us back.

Common Questions

Asked &Answered.

What's the difference between renovation and remodeling?
Remodeling usually means changing what a space is — taking a kitchen down to studs and rebuilding it. Renovation is bringing the existing space back to life — refinishing, modernizing systems, fixing what's tired. Most projects are a mix of both.
Will you work with my existing architect or designer?
Absolutely. We collaborate with whoever is already on your team. If you don't have one, we can recommend designers and architects we've worked with for years.
How do you handle surprises in older homes?
Older homes always have surprises — knob-and-tube wiring, hidden rot, layout quirks. We carry contingency in the budget specifically for this and document everything in writing before we proceed with any change order.
