Custom Home Building

From raw land to keys in hand — architect-grade builds, owner-builder discipline.

Custom stone-clad entry with oversized pivot door built by ARS Home Improvement
Overview

We build one-of-a-kind homes the way they used to be built — with the owner on site, the same crew from foundation to finish, and zero hand-offs to outside project managers. Whether you have an architect already engaged or you're starting from a sketch on a napkin, we'll take you from concept through certificate of occupancy.

  • Architect-coordinated design or design-build under one contract
  • Fixed-price contract with itemized allowances
  • Single point of contact — the owner — through every phase
  • Licensed, insured, in-house crew (not a chain of subs)

How We Work

OurProcess.

  1. 01

    Discovery & Lot Review

We walk the site with you, talk through how you want to live in the home, and pressure-test the program against your lot, zoning, and budget.

  2. 02

    Design & Pricing

Working with your architect or ours, we develop drawings to a level where every line item can be priced. You sign one fixed-price contract with itemized allowances — no surprises later.

  3. 03

    Build

Permits in hand, we break ground. The same crew that frames the walls hangs the trim. Weekly walk-throughs, photo updates, and a clean job site every Friday.

  4. 04

    Walk-Through & Warranty

We don't cash the final check until you've signed off on the punch list. After move-in, we stand behind the work with a written warranty and a phone number that always picks up.

Common Questions

Asked &Answered.

Do I need an architect before I call you?
Not necessarily. We work both ways — alongside your architect of choice, or as a true design-build partner where we bring the design team to the table. Either way, you sign one contract with us.
How long does a typical custom build take?
Most ground-up single-family builds run 10–14 months from groundbreaking to CO, depending on size, finish level, and municipal review timelines. We'll give you a real schedule before you sign — and update it weekly.
What does a fixed-price contract actually cover?
Everything we can spec, we lock down at signing. For finishes you haven't picked yet (tile, fixtures, lighting), we set itemized allowances based on real showroom pricing. If you go over, you see exactly why; if you go under, the savings are yours.
